Notice is hereby given pursuant to Section 5 of the State Zoning Act, MGL c.40A, that the Wareham Planning Board will hold a public hearing on Monday, April 5, 2021 at 6:00pm to discuss the following proposed amendments to the Wareham Zoning By-Laws:

TOWN MEETING ARTICLES TO AMEND TOWN OF WAREHAM ZONING BY-LAWS

Adding a new Hospitality, Recreation and Entertainment Overlay District to allow certain large-scale commercial development north of Rt 495/25.

The undersigned is submitting an Environmental Notification Form (“ENF”) to the Secretary of Energy & Environmental Affairs on or before March 15, 2021.

This will initiate review of the above project pursuant to the Massachusetts Environmental Policy Act (“MEPA”, M.G.L. c. 30, s.s. 61-62I). Copies of the ENF may be obtained from:

During the interim Covid-19 response period, electronic copies of the ENF are also being sent to the Conservation Commissions and Planning Boards of the Towns of Wareham, Carver, and Plymouth.

The Secretary of Energy & Environmental Affairs will publish notice of the ENF in the Environmental Monitor, will receive public comments on the project for 20 days, and will then decide, within ten days, if an Environmental Impact Report is needed. A site visit and consultation session on the project may also be scheduled. All persons wishing to comment on the project, or to be notified of a site visit or consultation session, should email MEPA@mass.gov. Mail correspondence will continue to be accepted, though responses may be delayed. Mail correspondence should be direct to the Secretary of Energy & Environmental Affairs, 100 Cambridge St., Suite 900, Boston, Massachusetts 02114, Attention: MEPA Office, referencing the above project.

MORTGAGEE’S SALE OF REAL ESTATE

By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Darrell M. Correia and Karen A. Correia to Option One Mortgage Corporation, dated August 10, 2005 and recorded in Plymouth County Registry of Deeds in Book 31283, Page 1 (the “Mortgage”), as affected by Judgment dated August 14, 2019, and recorded at said Registry of Deeds in Book 51744, Page 4 of which mortgage Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2005-4, Asset-Backed Certificates, Series 2005-4 is the present holder by Assignment from Option One Mortgage Corporation to Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2005-4, Asset-Backed Certificates, Series 2005-4 dated December 3, 2007 and recorded at said Registry of Deeds in Book 35803, Page 348, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 14 Bog Iron Road, West Wareham (Wareham), MA 02576 will be sold at a Public Auction at 11:00 AM on April 7, 2021, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
 
A certain parcel of land, with the improvements thereon, situated on the Southwesterly side of Bog Iron Road in Wareham, Plymouth County, Massachusetts, being shown as Lot 14 on a plan entitled “Subdivision Plan of Old Mill Estates - Phase 2 West Wareham, Mass.” dated April 5, 1994 (revised June 28, 1994, August 5, 1994 and August 22, 1994), prepared by Bannister Consultants, Inc., and recorded with the Plymouth County Registry of Deeds in Plan Book 37, Page 220.

Said parcel is conveyed together with the right to use Bog Iron Road as shown on said plan, in common with others entitled to the use thereof, for all such purposes as streets and ways are commonly used in the Town of Wareham.

For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 14713, Page 168.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.

Terms of the Sale: Cashier’s or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee’s attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA 01851 or such other time as may be designated by mortgagee.
